Bans on rentals of energy-intensive housing
You own a home that you rent ? This concerns you.
- Since August 2022 : Prohibition on increasing the price of rent for accommodation classified F and G.
- Since January 2023 : Ban on renting accommodation classified G+
- 2025 : Ban on renting G-rated accommodation
- 2028 : Ban on renting accommodation classified F
- 2034 : Ban on renting accommodation classified E
Depending on your property is classified in the category “Very indecent”, so you will have three options :
- Carry out the necessary renovation work (by benefiting from state aid)
- OR no longer rent your accommodation
- OR sell your property
Obligations regarding sales of energy-intensive housing
In addition to the DPE Mandatory :
- Avril 2023 : Obligation of an energy audit for the sale of housing classified F or G.
- 2025 : Obligation of an energy audit for the sale of E-rated housing
- 2034 : Obligation to have an energy audit for the sale of D-rated housing
The energy audit of a house
The energy audit is a detailed assessment carried out by an independent professional, it studies the entire energy performance of a property and lists the work to be carried out according to needs. Thus the audit lists work proposals, prioritization of work to be carried out, a schedule for implementing the work, an estimate of the cost of the work, the aid schemes provided for renovation, a theoretical estimate of the energy saving gain.
This audit is the responsibility of the owner, its cost amounts to approximately โฌ1000/1500 but can be partly covered by MaPrimeRenovโ aid..
